Throughout my career in engineering, construction, finance, and development, I have covered just about all sides of the land use ecosystem. This show creates an opportunity for me to share what I have learned with you as well as introduce you to some of my  friends, both new and old who are doing transformative work.

So today as part of the real estate 101 series we are going to talk about site characteristics.

Question: When you look at new sites from a developers perspective what would you say are the top two or three things you look at?



I would look at 1)zoning/future land use plan 2) wetlands/usable acres and finally 3) topography/rock.


Then I would do basic financial analysis, what rents can I achieve and what are my development costs to be able to achieve those rents. This data and some back of the envelope analysis would help me determine if the project is financially viable.
